1. Private Money Lender– These types of lenders have plenty of funds and will usually fund your entire real estate deal. With private money lenders, you’ll find professional lenders as well as beginners. They can be more difficult to find, and you’ll need to be careful not to violate FTC rules and regulations. Overall, this type of lender is the best in my opinion.
2. Hard Money Lender– Although these lenders are not banks, they are considered to be more institutionalize than a private money lender. These types of lenders are asset based lenders, which means they lend money on the strength of the deal that is brought to the table. Even though, they are considered to be asset based lenders, most of them still require a credit check and money into the deal. That is where the next lender comes into play.
3. Gap Lender– Gap Lenders can be anyone you know with some extra cash laying around. Usually, they don’t have enough money to fund an entire real estate deal, but they can fund an extra $10,000-$20,000 if necessary. With tax season going on right now, it’s the perfect time to find gap lenders in order to fill the void in your real estate deals.
